Under Construction: Kardinya, WA
Residential New Build
Single storey residence in Kardinya comprising 233sqm of living space, a 55sqm garage and a 33sqm alfresco. The design features 36-course high ceilings, a 30-degree pitched roof and a 100sqm mezzanine. Delivered from commencement to completion within a 12-month programme.

Master Suite Extension
A 40+sqm master suite extension designed to create a private retreat within a growing family home. The project included a spacious bedroom suitable for a super king bed, built-in mirrored robes, a generous walk-in robe and a beautifully finished ensuite. Delivered over a 4-month period, the works were completed within a restricted rear access environment, providing the owners with much-needed space, comfort and privacy.

Dental Practice Extension & Refurbishment
A tired two-chair dental practice was completely transformed to increase both functionality and patient capacity. The project delivered two additional dental surgeries, a new sterilisation room, OPG room, upgraded staff and client amenities, and a dedicated beauty treatment room. Existing surgeries were fully refurbished and the reception area opened up to create a more welcoming experience. Enhanced parking provisions supported the expanded practice, resulting in a modern facility that has significantly improved both presentation and operational efficiency.

Commercial Structural Alteration
Engaged by the property owner following the departure of a major tenant, Brien Construction undertook the removal of an existing interconnecting staircase between two commercial floors. The works included demolition of the steel staircase, structural floor infill, fire-compliant cladding, ceiling reinstatement and carpet repairs. The result was the successful division of the tenancy into two independent spaces, significantly improving the flexibility and leasing potential of the asset.

Custom Two-Storey Residence
Built on a narrow block with rear laneway access, this custom-designed residence demonstrates how thoughtful planning and coordinated construction can overcome challenging sites. The home features three bedrooms and supporting amenities on the lower level, with the kitchen, dining, living area and master suite positioned upstairs to capture sweeping views towards Hillarys Marina and the coastline. A separate two-bedroom granny flat, divided from the main residence by a double lock-up garage, provides additional flexibility while maximising the potential of the site.

Whole House Rebuild & Two-Storey Extension
Retaining only the original Jarrah flooring, this project involved the extensive transformation of an existing three-bedroom home into a spacious and contemporary family residence. New living, dining, kitchen and laundry spaces were created, along with a luxurious second-storey master suite. Extensive use of Jarrah throughout the finishes ensured the warmth and character of the original home were preserved in accordance with the client's brief, resulting in a seamless blend of old and new.

Whole House Rebuild
This extensive redevelopment transformed an ageing rendered home into a spacious and modern family residence. Works included a complete external makeover with painted sand-finish render and a Colorbond roof, refurbishment of the existing laundry and WC, and the addition of a new kitchen, dining and living area. Three new children's bedrooms and a two-storey rear extension created a private master suite overlooking the pool deck, while a connected double carport and workshop completed the project, delivering a remarkable transformation and substantial increase in liveability.

The project included new painted sand-finish render, a Colorbond roof, fully renovated wet areas and a redesigned kitchen, dining and living space. Screen Wall & Garage Construction
This project transformed the street appeal and functionality of the property through the replacement of an ageing red brick screen wall with a contemporary painted sand-finish rendered feature wall. A new standalone double lock-up garage was also constructed, providing improved amenity while giving the existing home a fresh and modern appearance.
